? Activities

Plan and assist the board to execute events that foster community, promote inclusion, celebrate diversity, create cultural opportunities, and contribute to the quality of life for residents and the local community.

? Budget

Help determine the budget for annual operations and reserve projects. Collect community input on budget priorities, explore new revenue sources and recommend a budget to the board. Keep the process on schedule. Analyze spending throughout the year and flag unexplained budget variances. Balance affordability for owners with value for residents.

? Building Safety

Take the lead on recommending initiatives that improve or maintain safety of residents. Make recommendations for mitigation of fire hazards. Consider and mitigate air quality risks and harmful gasses. Help educate residents on safety procedures. Consider physical security and monitor law enforcement issues. Give input and collect feedback from residents on planned upgrades to fire safety systems.

?? Communications

Advise the board on building communications. Collect and curate content for re-establishment of a regular newsletter. Help the community adapt to residents’ communications preferences.

?? Covenants

As defined in the bylaws, the covenants committee is appointed annually by the board and consists of 3-7 members that focus on visual harmony, proper maintenance of property, maintaining property values, plus general welfare and safety. Interpret and enforce rules and bylaws and send cease and desist letters to anyone deemed in violation.

?? Elections

Assist the board to implement fair, accurate, and well-administered elections. Support and plan for engagement of owners in person and by proxy at meetings of the council of unit owners.  Promote participation in governance and the democratic process. Ensure secure handling and supervise the tally of paper ballots. Serve as an Inspector of Elections and endorse the final result.

? Interior, Environment, & Health ? ??

Advise the board on feasible sustainability efforts to improve energy efficiency, reduce the environmental impact of the community, encourage recycling and waste diversion, and adapt the building towards greener modes of transport. Educate residents on actions to improve sustainability. Help to ensure the pool and gym are safe and healthy spaces. Collect feedback from gym users on planned equipment changes. Raise any issues with amenities requiring maintenance.  Promote a culture of health in the building. Help chart the path for the future.

? Library

Curate and sort the items in the library, categorize incoming book donations and keep things in good order. Facilitate Book Club events and community discussions. Serve as a resource to the board with advice on information management.

? Lobby Renovation (2022-23)

Assist the project management team with the completion of the project. Give input onto design choices and collect community input. Write resident communications regarding project updates.  Plan an appropriate celebration activity at the conclusion of the construction.

? Membership

Consider and refine the experience for new owners and residents. Recommend and execute outreach activities. Educate new residents about our community and the resources available. Collect contractor and guest viewpoints and make recommendations to the board.

? Smoking Bylaw (2022-23)

Advise and assist the Board in amending Bylaws to restrict smoking inside the building. Committee members will assist in the campaign to pass the amendment and urge their neighbors to participate in the vote process. Consider other bylaw amendment campaigns in the future.
